Non-intrusive Home Buyer’s Drain Survey

One of the reasons a drain survey is not insisted upon by lenders, is that they used to involve accessing the drain system. This might include breaking through walls, floorboards, or paving slabs, digging up the garden, and more – not an ideal situation, especially on what is technically someone else’s property until you exchange contracts. Fortunately, we now have the technology to perform a CCTV drain survey that involves sending a high-resolution video camera into your pipes, without having to worry about damaging the property.

Detailed Assessment of your Drain System

From our CCTV footage, we are able to assess the drainage system of your prospective new home in great detail. Our investigation covers the entire network until it reaches the edge of the property boundaries. This is what we are looking for:

blocked pipes
cracked, leaking, or broken pipes
incursion of tree roots into the pipework
infestation by pests
poor pipe connections
pitch fibre pipes – these need to be replaced after 40 years or so

Full Report and System Map

When our assessment is complete, our experienced technicians will put together a report, detailing any issues we have come across and the cost to repair them. We can also provide you with a copy of the CCTV footage demonstrating the problem. This allows you to return to your lender, the seller, or your respective solicitors and request a reduction in the price, proportionate to the repair costs. We also provide you with a system map of your drain network. This shows the position of all the pipes and indicates who is responsible for resolving any current or future issues – you, your neighbours, or the council.
